I’ve been selling homes for 10 years and I’ve never had one Seller tell me that they really don’t care how much money they could make in the sale of their home.  In fact, one of the first questions that a home seller will ask me is just how to sell your home for the most money. So just how can you sell your home for the most money? It does involve getting your groove on to do it and today’s article, does just that; it focuses on how homeowners can get in the groove to sell their homes for the most money. Where do we begin?

Make up your Mind

So important. When you want to sell your home for the most money the first thing you’re going to want to do is actually make-up your mind that you really do want to sell your home. No hesitation. No second thoughts. No regrets. Just do it as Nike had success with it’s famous 1988 campaign, so too can any home Seller when they decide to just do it.

Put in Charge an Effective Real Estate Agent

This means that you need to hire the right woman/man to do the job. A proven, effective, accomplished, competent Real Estate Agent. A negotiator. A communicator. A marketer. A pricing expert. A local Real Estate market expert. The emphasis is made here to understand the value in hiring the right Real Estate Agent.  Make a poor decision and you won’t realize the most money for your home or worst yet, you won’t sell your home and it will simply expire.  Have you heard the horrors of expired listings?  No homeowner wants the stigma of an expired listing.

Realize That it’s Going to Require Some Effort

Selling a home is work and will require effort on your part.  If you don’t want to put forth any effort, perhaps you want to think twice about selling your home.  Your home’s preparation of cleaning & fixing those little things you’ve been meaning to do,  to being absent for home showings, your life like you had once known it as being pretty much uninterrupted will now have to come to a halt.  While you’re getting your groove on to sell a home, your actual daily, life groove will be thrown to the curb.

Be Prepared to Get a List of Things to Do

Groundwork is a must. You’ll likely have some homework from your Agent who will let you know what needs to be done to get your home ready to sell.  When your Agent tours your home, he/she will notice what needs to be done to get your home in selling condition if you want to succeed at getting top dollar for your home sale.  Recommendations will be made to get your home ready and at a minimum to do the following:

  1. clean until all the dirt, grime and smells are gone
  2. unclutter all rooms, counters, tabletops, closets and cupboards
  3. arrange any room’s furniture in a pleasing, flowing manner
  4. brighten rooms having all light bulbs illuminated
  5. highlight the rooms with their intended purpose and not a hodge podge of what might be
  6. pack up excess stuff and move it out
  7. have outside lawn and landscaping nicely manicured.
  8. clean front door to have it free of dirt and insect webs
  9. hide the trash and recycle cans
  10. repair and replace rotted wood near roof line or any door frames
  11. start this and I’m sure we can add a few more things to do, but this is a good starting place

Get Your List of Things to Do Done

Having a to do list and not completing it will drops thousands of dollars from the price of your home sale. Get it done. No excuses. If you’re not the repairing type then hire the appropriate support.

Price Your Home to Sell

Have an analysis of your home’s local Real Estate market completed by your Real Estate Agent. This includes reviewing “comparable” recent nearby home sales, pending home sales and active homes for sale that have been thoroughly analyzed and how they compare to the home you’re selling.  It’s also important that whenever possible, that the home’s price is positioned within a price point that will increase its chances for selling. Also important for the actual list price is to determine the inventory level of homes in your area and how long it’s taking for homes to sell in your area.  Evaluating all of these factors can provide you with an attractive list price that can win the attention of Buyers, even driving up the final sale’s price where you’re having Buyers competing for your home.

Make Everything About Your Home Stand Out

A home’s appeal is highest at the onset of when it is first listed for sale. By the time you’ve gotten to this point you know what is required of a home Seller to get in the groove.  If you’ve followed the advice above, your home will certainly stand out from the many other listings that are almost lifeless and run of the mill. Now is not the time to blend in.

Keep Your Home in Daily Tip Top Shape

On your way out the door and you remember that you left your dirty dishes in the Kitchen sink. Oh well, you think, you’ll be better with it tomorrow. WAIT. TURN AROUND. GO BACK.  Even if you have to be late to the office, clean up your dishes. Never leave you home messy and unkept.  Never when selling your home.

Be Keenly Aware of Buyer’s Needs

This requires setting your home up for the Buyer to imagine themselves living there. Once you decide to sell your home, the home you once knew as your home, must now become a neutralized home; neutralized of your home’s family collections, memories and treasures. Don’t make it difficult for a Buyer to fancy themselves living in your home.

What does this all boil down to?  

Once you’re in the groove, the adrenaline of selling a home keeps you moving towards the finish line as you complete the requirements to selling a home for the most money. When you realize you’ve sold your home for top dollar, you’re happy. Money in your pocket. You follow the groove all the way to the bank!
